This is why when Ephrem meets with his clients, he is adamant about allowing the client to express their dreams, goals and their why. Ephrem’s story begins in Illinois where he was born. At a young age, his family made the choice to move to Arizona- a decision that would proof to change the trajectory of his life. In 2004, he received his Real Estate License and has been a continuous and active producing agent for over eighteen years. Upon receiving his license, he began immersing himself in the education and knowledge that is required to truly grasp all that the real estate industry encompasses. He was mentored by the finest Realtors and Brokers who supplied the blueprint in becoming an influential real estate agent in the business and to his valued his clients.

Ephrem is a proud member of the Southeast Valley Regional Association of Realtors’ (SEVRAR). In 2010, he received his Broker’s license and strived to constantly evolve with the ever-changing market. In 2019, he was awarded the Young Professionals Network as one of 40 individuals under 40 years old in the real estate industry making an impact and change. He was recognized for his incomparable community service spanning from being an integral figure and project manager in erecting a community church, housing homeless veterans, sphere heading food drives for the less fortunate in our communities – and so much more. Ephrem’s successful longevity in the industry is built on communication, dedication, and transparency- always. This formula has helped rank him amongst 1% of Realtors and his portfolio proudly represents that. He has also built a reputation for his savvy negotiation skills, uncompromising integrity, and innovative marketing strategies.  He experienced the 2008 Housing Crisis up close and personal. Ephrem turned to education once again, this time  quickly equipping himself with all of the knowledge and tools available in stopping foreclosures for the families who were facing hardships. He took specialized courses and was designated as a Certified Distressed Property Expert (CDPE). Putting his aggressive negotiation skills to use, he successfully averted over 100 foreclosures in the valley and educated homeowners in knowing their options. Helping families stay in their homes and preventing them from becoming displaced during such an uncertain time in our  country has been one of the most honorable accomplishments of his career. His unique approach and expertise have allowed Ephrem to remain as one of the top producing agents in Arizona.

Buying or selling a home is a major financial (and emotional) undertaking. Hiring a realtor grants you better access to inventory and offers an incomparable convenience.  The real estate agent’s duty is to act as a full-time liaison between buyers and sellers. Acting as a messenger, the agent may be in a better position to negotiate on the client’s behalf. An experienced real estate agent deals with the same contracts and conditions on a regular basis, and is familiar with which conditions should be used, when they can safely be removed and how to use the contract to protect you, whether you’re buying or selling your home. Finally, the agent is bound to a fiduciary relationship- meaning, the agent is bound by license law to act in their clients’ best interest (not his or her own).

Getting pre-approved by a mortgage lender. This lays the foundation for you and your agent and sets your price range in looking for a home.

There’s no one-size-fits-all answer. Although, in today’s real estate market, it is no longer a requirement to put 20% down to purchase a home it may still be a sensible decision. There are pros and cons to this and alternative loans that may better suit your situation.

The baseline to calculate how much you can afford for the purchase of your home; a good rule of thumb is to use the 28%/36% rule. This rule states that you should not use more than 28% of your monthly income and 36% on total debts including your mortgage, credit cards, etc.

When working with a seasoned agent, they can determine the best value for your home when going on the market. Some factors include location, recently sold homes in your area, condition of home, updates, etc.

The first and most important step is to hire an agent. Once you have hired an agent, he or she will be able to provide you a timeline of your transaction. Steps include deciding on a list / purchase price, review the timeline, list the home / view homes, settle on a final offer, execute documents and ultimately close of the sale.
